Singapore’s private house price index, made up of private apartments and condominiums, has risen 18.6% since hitting a low during the onset of covid in the first quarter of 2020. This includes a rise of 3 .2% in the second quarter for a total increase of 3.9% for the first half of 2022.
Despite a rising interest rate environment, private property prices maintained an upward trajectory due to undersupply caused by the low inventory of unsold units, which fell to 15,805 at the end of the second quarter of 2022, less than half of the recent peak of 36,836 units at the end of the first quarter of 2019 – and strong demand, which is largely bought by locals.
With prices for new launches such as Piccadilly Grand and Liv@MB averaging over $2,000 per square foot, more homebuyers can look to the private resale market for better deals. As such, we have compiled a Singapore Condominium Price Guide based on the first half of 2022 to highlight the 3 cheapest and most expensive neighborhoods.

We used data from resale transactions from January 1, 2022 to June 30, 2022, recorded on the URA website to compile our data. We’ve categorized our table based on the median prices of different neighborhoods and size brackets.

If you’re looking for a condo under 700 square feet or less, which usually doesn’t exceed the size of a 3-bedroom HDB apartment, you can get one for less than $700,000 based on median negotiated prices in the districts 25, 17, and 21.
For an average sized private residential property of 701-1,300 square feet, which is usually the size of a 4 or 5 room HDB apartment, the cheapest you can find may be around $1,000,000 in Districts 25, 17 and 27.
On the other hand, for large private residential properties over 1,301 square feet, or those similar in size to Executive Apartments or Jumbo HDBs, the cheapest is around $1,280,000 to $1,400,000 in districts 25, 17 and 27.
Some of the popular developments in these neighborhoods are Rosewood Park (D25), The Inflora (D17), The Hillford (D21) and Symphony Suites (D27).

On the other price scale, these are the most expensive neighborhoods for private residential properties.
The median price for an upscale 700 square foot condo is around $1,200,000 in the D1, D2, and D9 neighborhoods. That’s almost twice as much as the smaller properties found in Districts 25, 17 and 21.
For an average sized private property between 701 and 1,300 square feet, the highest price range is in districts D9, D1 and D2/3 for around $1,700,000 and $2,100,000. Similarly, for small-sized homes, mid-sized properties in these neighborhoods are about twice as expensive as the cheapest neighborhoods.
Finally, for larger properties that exceed 1,301 square feet, prices reach $4,000,000 and $6,000,000 in the D2, D10 and D1 neighborhoods. The price difference between the expensive neighborhoods and the cheapest neighborhoods is 4.5 times.
